This project is near the domain, a prominent area in Austin, TX. The site is located in the North Burnet Gateway zoning overlay, highly visible from US-183 and Loop 1 in the Waterford Centre subdivision. The site is approximately 6.7 acres. The project is a luxurious high-density Multi-Family podium, 5 levels over 1, with a 7-level private parking garage. This project had an affordability requirement based on the Regulating Plan for the North Burnet/Gateway Zoning District; the Presidium was required to provide 10% of the bonus area they developed. There are 283 apartment units, including studios, 1, and 2 bedrooms with high-end finishes. The amenities include high-tech co-working spaces, a state-of-the-art fitness center and clubroom, indoor bike storage with bike repair stations, and a dog park and dog spa. This project conforms with the Austin Green initiative (AEGB) and collects 100% of rainwater through Rain Gardens with native plant species that filter the water before reusing it.
