9650 Locke Street
We are excited to present 9650 Locke Street, a new 279,870 SF office located in Cypress Waters.
Intending to help tenants combine work and wellness, this office includes ten stories with structured parking, accessibility to a walkable lakefront and trails, a 9-hole putting green, and conference centers.
9650 Locke Street began schematic design at the beginning of the COVID-19 pandemic. Our team had to consider the impact of the pandemic caused us to improve the safety of the interior environment of the workplace for all tenants.
To overcome these obstacles, our team worked closely and collaborated with engineers to implement strategies that helped with the fresh air of the workplace. These strategies included an upgraded Chill H20 HVAC system with Merv 11-13 filters, antimicrobial wraps on commonplace doors, and air filtration systems in elevators.
Some standout features of 9650 Locke Street include the adjacency of the building, which is ideal for a work-life balance. It is also within walking distance of The Sound, a restaurant destination that offers some of the best eats in Dallas. There is also a three-level atrium that is unique to the office market in this area.
In addition, we designed the interior of the lobby to integrate art and architecture by including playful sculptures within the lobby that interact with the space. It’s nearly impossible to miss a light installation that draws your eye to feel the lobby’s magnitude. Many will find the third-level common area as a gathering space for office users or a gathering location for all to lounge, admiring the trellis covering and excellent view of the water and the activity at The Sound.
Outside and adjacent to the office is also a 9-hole putting green where tenants can go to take a break and enjoy the energetic atmosphere.
Our team was excited to implement wellness strategies early in the design process to make tenants feel safe. We take our role to seriously protect the users’ health, safety, and well-being, making it attractive to tenants who share the same values.
We want to give a special thank you to Lucy Billingsley, Lucy Burns, Lucilo Pena, Marijke Lantz Flowers, and John Gardiner from Billingsley, Co.
And to our team at O’Brien Architects, Josh Pollard, Ashley Acuff, Sean O’Brien, Vania Franco, and Amador Saucedo, who helped make this project a success.
