2999 Olympus is a 10-story Class A office tower at Cypress Waters, designed as a high-performance workplace within one of the DFW market’s most consequential master-planned developments.

Opportunity
& Challenge

The post-pandemic office market changed what tenants were willing to accept. Culture-driven and wellness-forward companies began evaluating buildings for how they supported people, values, and return-to-office expectations. The challenge was strategic as much as architectural. The project required strategic planning to support multi-tenant flexibility, wellness expectations, district infrastructure, and delivery within an active master-planned environment. Within a district already known for placemaking, lakefront activation, and trail connectivity, 2999 Olympus needed to perform with the same level of intentionality.

O’Brien's Approach

O’Brien’s defining move was reducing the building depth from 120 feet to 100 feet. The 20-foot reduction increased daylight penetration, strengthened views to North Lake and the trail network, and created the biophilic connection wellness-focused tenants were seeking. The building was planned to work within the Cypress Waters ecosystem, with direct trail access, retail and dining adjacency, outdoor workspace, fitness, conferencing, and lake views extending the workplace beyond the office floor. Technical execution reinforced the same strategy through CIP precast panels with glass and thin brick inlays, off-site fabrication, and integrated wellness systems, including MERV 11–13 filtration, touchless entries, antimicrobial surfaces, and elevator air filtration.

Results & Impact

2999 Olympus attracted Verily Life Sciences and AMN Healthcare as anchor tenants, validating the building’s market positioning and wellness strategy. The project delivered 322,653 SF of Class A office space and a 1,534-space precast parking structure within a live master-planned district. The project received recognition from ASA North Texas, PCI, Enterprise Precast, and D CEO Commercial Real Estate.
