Master Planning and Mixed-Use
The Addison City Council selected O’Brien Architects as the master plan architecture firm for the master plan to design and work alongside master developers AMLI Residential and Stream Realty Partners for the Cotton Belt, a $472 million, 18-acre transit-oriented development. The development will coincide with the arrival of the DART Silver Line, expected to open in 2024.
According to Dallas Innovates, the development will solidify the town’s reputation as a premier regional destination by offering an imaginative development theme, distinctive architecture, and a mix of uses. The planned high-density lifestyle center will integrate seamlessly with Addison Circle, which the town says has been recognized as “a pioneering example of new urbanism.”
The first development phase of the Cotton Belt, projected to be completed in 2024, will include a six-story, Class A office building with 150,000 square feet of leasable space and 9,000 square feet of ground-floor retail. Phase one will also feature a 13-story, luxury, multi-family space, an additional 9,000 square feet of ground-floor retail, a 7-story, luxury, multi-family building, 5,000 square feet of retail space, a 650-car parking structure with additional ground-floor retail, and a 45,000-square-foot, entertainment complex called “The HUB.”
Future phases will include a second 150,000-square-foot office complex, hotel, and an additional parking structure.
